Keeping Up With The Jones’s? Here’s How To Outdo The Jones’s!

Neighbourhood rivalries are often very silly, and will always be mocked. Why compete when you can come together as a community? However, if everyone admitted it to themselves, they would say that they secretly practice it, in small ways. The most obvious example is Christmas. Many streets seem to wish to outdo one another in order to appear the most curated home, the most beautiful with the most gorgeous decorations. Some houses decide to go overboard, and these aren’t hard to spot.

However, is there some utility in the idea of ‘keeping up with the Joneses?’ Could it actually help you? Of course, when it’s tongue in cheek. Real life decoration battles are silly and odd to invest your time into. However, there’s no shame in wanting to live in the most beautiful house of your street. To do that, and to enable these silly but ultimately rewarding feeling, consider these tips to help your home stand out above all:

Curb Appeal

The curb appeal of your property really matters. This is the first impression that anyone walking past will see, but more importantly it’s the first impression you will see when first coming upon the house. This is why it is so essential for you to make this look the way you most desire. A great way to do this is to consider the lead up garden to your front door.

Is it well maintained? Are the bushes well trimmed and parallel with one another, or chaotic and artsy? Is your garden path well maintained or cracked and in need of repair? How does this area look at night? Dark, or with beautiful luminescent lamps slowly lighting the way? Making your home look inviting with the use of light, colour and texture can help you not only have the most beautiful and curated garden space of your street, but it will actually increase your property value to a degree you might not have imagined.

Garden Features

Back garden features can be everything to a beautiful green space. It might be that implementing plenty of new garden features could be quite pricey, such as replacing garden furniture, rectifying a shed, opting for higher quality fencing among many other considerations to make. For this reason it might be worth sustaining an operational budget, or gaining items on credit for now while in the effort to improve credit scores.

This might mean making your garden more lively by purchasing items for your children, or many other artsy features that help you get out into the green space and working with your creative ambition. A back garden is best when it’s alive and lived in during the day.

Window Arches

Windows arches say plenty about your home and how it should be viewed. Are they well maintained or is the paint chipped? Is the pain all one theme or multiple? Does the design fit with your front, back or side doors? Consider repainting, replacing or repairing window arches, as they are often the first telltale sign of a property that is less than well maintained.

With these simple tips, outdoing the Joneses will become a matter of hobby, so that you needn’t worry about the entire affair again. You’ll be too busy enjoying your beautiful home for that.

What You Need to Know About Taxes on Precious Metals

If you’re new to buying precious metals then you may be wondering what your tax situation is when it comes to selling the bullion for a profit.
There are individual state tax laws, as well as federal laws to abide by. This means that you need to talk to your accountant or a tax advisor once you’ve bought your gold bars from this website.

The IRS treats precious metals as capital assets
As a result of this, gold, silver, platinum and palladium may attract capital gains when they’re sold at a profit. The IRS also views precious metals as a collectible, so they can have tax levied on their profits up to the maximum of the 28% capital gains tax (CGT).
The taxes aren’t calculated and applied until the metal is actually sold, because the capital gain hasn’t been realized until then. So, say you buy 10 ounces of gold at $1,100 per ounce and place it in a depository for several years. While it’s in storage it appreciates in value to $1,300 per ounce. You decide to sell it at this price, which realizes (as in, makes real) the capital gain of $2,000.

Do I owe tax on this $2,000 profit?
You need to calculate the original cost of the metals, which in this case was $11,000, and then the selling price, which was $13,000. This makes you a profit of $2,000. Your federal tax bracket will determine whether you owe tax on some or all of this profit, which is why you need to speak to an advisor. There are also several special conditions that you need to factor in.
If you’ve inherited the metal things may change
If you’ve inherited the metals then a different calculation method is used to work out the cost basis – the cost basis in this case is the market value of the metal on the day of your benefactor’s death.

If you’ve been gifted the metals
The cost basis is calculated by the market value on the day the person giving you the metals bought them – not the day you received them. Sometimes the market value is less than the amount the person actually paid, in which case the cost basis is worked out from a fair market price from that day.
In short, though, you probably will owe tax on some or all of the profit.

What rates might I have to pay?
This depends a lot on your usual income tax rate and the length of time you’ve had the metals before selling them. You already know that the IRS sees precious metals as collectibles, so you’ll possibly have to pay the 28% CGT. It also matters whether you’ve held the metals for less or more than a year as less that a year counts as a short-term gain, which is taxed differently.

When is the tax due?
You report your capital gains from your metals in your yearly tax return and then pay any tax owed in due course.

What if I sell at a loss?
Hopefully you won’t, but if you do, then you have a capital loss, not a gain. You can offset capital gains from other sources against this loss either in the same tax year or in future tax years or you can offset it against your ordinary income (with some restrictions). Ideally, you need to speak to your tax advisor for the most up-to-date advice.

That happens far more than you think. According to a recent study by the US Travel Insurance Association (USTIA), nearly one in six Americans experience some sort of problem during a trip. Problems that having access to a good travel insurance policy could have helped them to solve quickly and cheaply.

Never just buy the first policy you are offered
However, it has to be the right type of insurance for you. A policy that is perfect for you could be totally unsuitable for someone else. These flexible policies are designed to make it easy to buy the level of cover you actually need.

Check the level of cover that is on offer
Before buying your policy, look at the amount of cover that is on offer. You need to be covered you for every eventuality. There is no point in buying a really cheap policy if it only covers you for a few thousand dollars of treatment. If you get sick with something like appendicitis that requires an operation and a hospital stay, that level of coverage is not likely to be anywhere near adequate. In some countries, just one night’s stay in a hospital could cost you $500. In that situation, you could still end up with a medical bill that is far higher than the level of cover you have bought.
Be especially careful about the amount of expatriation or repatriation coverage you buy. These costs are rising all the time. It is not unusual for evacuation to the nearest center of medical excellence to cost $25,000, or more. Repatriation to your own country is even more expensive, with bills of $50,000+ no longer being unusual. So, when you buy a policy make sure that the level of coverage is adequate for every type of coverage you need.
If you are planning to take an expensive DSLR camera with you, double check that it is properly covered. Be aware of the fact that sometimes there is a limit to how much an insurance company will pay out for each individual item.

Make sure you qualify
You need to make sure that the policy you are buying actually does cover you. For example, if you have an existing medical condition, ask yourself what impact that has on the policy you are buying. Are you still covered?

Be sure to comply with the small print

If you are taking medication or have recently visited a doctor, some policies will not cover you at all. Therefore, you need to check the small print and be sure that you are actually buying the right policy for you.
You also need to check whether you need to declare your pre-existing conditions. In some situations, if you do not do this you can end up completely invalidating your policy.

Check that the activities you are planning are covered
If you are planning to enjoy something like skiing, mountain biking or white water rafting you need to make sure you are covered. Before you buy it is always worth double-checking the small print to find out what activities are exempt.
When it comes to travel insurance, you really cannot do enough research. Making assumptions when buying it is never wise. Buying the wrong policy can easily turn out to be one of the most expensive mistakes you ever make.
